Job Description

We need a commercial constuction manager to handle medium-sized TIs. Experience as a landlord or owners rep is preferred.

Some tasks include:
• Meet with clients to capture the project scope
• Coordinate with in-house design team or outside architects and engineers to build plan sets that capture project scope
• Coordinate utility applications with PG&E, EBMUD, etc.
• Meet vendors and contractors at jobsites to get estimates for work
• Vet contractor estimates and create bid-leveling spreadsheets
• Assemble project budgets and timelines
• Write meeting agendas, take detailed meeting notes and circulate to the team
• Push the schedule and track the budgets
• Submit bank draws for construction loans when needed
• Supervise and evaluate construction progress. Report bad news fast.
• Write detailed punchlists and follow though with all parties on completion

Must be a natural list-maker – detail oriented and responsible with killer follow- through.
Must be a good communicator in person, on the phone, and via email.
Most work is centered around Oakland and the East Bay. This is a primarily in-office and on-jobsite role, with some flexibility for WFH.
Open to recent grads and more entry-level people if you are sharp and motivated to learn fast.

We are a Bay Area based fee-developer doing commercial design and construction management for industrial conversions, primarily to science and advanced manufacturing space. We also do our own smaller developments in-house and are working to grow that branch to be the majority of our work in the next 3 years.

Our services business is focused on construction management, design, permit expediting, planning, and entitlement work.
